West Culburra Residential Subdivision , NSW (EPBC 2023/09524)

The following notice is published pursuant to Section 95A(3) of the Environment Protection and Biodiversity Conservation Act 1999 (EPBC Act).

Sealark Pty Limited is proposing a mixed-use development in an area comprising 65.85 ha adjacent to the existing suburb of Culburra Beach and extending westwards into the suburb of Wollumboola, 15km west of Nowra, NSW (Lots 1, 2 & 3 DP 1279350). The development will include the subdivision of the action area to create residential allotments, industrial allotments, medium density allotments, integrated housing allotments, commercial allotments and subsequent buildings on those allotments, alongside the construction of new roads, utility services, and the establishment of public reserves.

The proposed action has been determined to be a “controlled action” under the EPBC Act. The controlling provision under the EPBC Act is “Listed threatened species and communities” (Sections 18 and 18A). The Commonwealth Department of Climate Change, Environment, Energy and Water advised that the project will be assessed through Preliminary Documentation.

The preliminary documentation for the proposed action will be on display in hard copy for 15 business days from Wednesday 8th to Tuesday 28th November 2023 at the following locations:

Nowra Library – 10 Berry St, Nowra NSW 2541 – 9:30am-5:00pm Monday to Friday and 9:30am-3:00 pm Saturday

Culburra Post Office – 181 Prince Edward Avenue, Culburra 9:00am-5:00pm Monday to Friday and 9:30am-12pm Saturday
